Vision Land Residential Projects

EDGEWATER RESORT
Granby, Colorado

Edgewater Resort is a 36 acre “Water Front Cabin Community”. 60% of the resort was dedicated to Open Space while approximately 100 cabin units and other resort amenities occupy the remaining space. Minimizing the environmental impact was a key concern in this project.

Cabins were designed in 3 clusters to limit the effect of development on the natural surroundings. Existing wetlands in the area were left undisturbed or completely enhanced. Vision Land Consultants, Inc. (formerly Gagnon & Hayne Consulting Engineers) were contracted to provide wetlands impact calculations, wetlands delineation survey and to obtain an ACE Wetland Permit.

Vision Land was also responsible for the entire civil design of the resort from creation of the base files all the way through the final construction plans. Design for this project included roadway plans, shallow utility coordination and design, overall utility plan, grading and erosion control plan, SWMP, fire hydrant analysis, joint utility trench design, and turning analysis for access to lots. In addition, Vision Land provided a sanitary sewer analysis, easement creation for water and sewer, and coordinated with water and sewer contractors to review design concepts and cost saving possibilities. A dewatering permit was also obtained through coordination with the State Health Department.

Vision Land’s steady working-relationship with CDOT review engineers in Region 3 (Grand Junction) was demonstrated in this project. An Access Permit, Notice to Proceed Application and Boring Permit Application were all filed with CDOT. Vision Land also conducted a traffic impact study and lane capacity analysis. CDOT Construction Plans were designed including a left turn lane exhibit, striping plan, and signage plan.
