FILING NO. 1 & 2 Arvada, Colorado Working with the City of Arvada,
BP-Amoco, and a private developer, Vision Land
Consultants, Inc. helped turn what was thought
to be an undevelopable piece of land into a model
for urban infill projects. Through the City of
Arvada, the property was rezoned from strictly
a commercial business use to a planned unit development
that allowed for a gas and convenience store and
144 condominium units. This site also contained
an extensive floodplain that required working
with the Federal Emergency Management Agency and
Urban Drainage and Flood Control District during
preparation of a CLOMR and LOMR. Extensive public
improvements to the existing right of way were
designed and constructed, and a new bridge was
designed and constructed for the Leyden Creek
crossing of north Simms Street. Our ability to
mesh the needs of the client with the requirements
of the governing jurisdictions enabled us to create
a more valuable site for our client.
